Condition Surveys
Condition surveys are a vital part of managing the ongoing condition of an asset. Works vary in their extent, but typically, a condition survey is required at a set period of time, and the results of this can reassure asset owners that no obvious defects have been identified, or that previously noted defects haven't visually degraded since the last inspection.
Should a structure show signs of potential problems, this is always highlighted to the client at the earliest opportunity, and geotagged photographs provided.
The information gathered from these surveys may also be utilised prior to adjacent works being carried out that may compromise the structural integrity of the building e.g. piling, excavation work, tunnelling, or even entire new builds.
Most condition surveys involve the following:
- Visual condition surveys
- Tap hammer (Delamination) surveys
- Crack measurements - PUNDIT crack depth calculations and/or installation of DEMEC studs, or crack monitoring gauges
These surveys are often conducted during routine inspections to ensure the asset's integrity and identify any potential issues early on. Additionally, they serve as a valuable baseline assessment before any further works or modifications are undertaken that could potentially affect the structure's stability. This approach helps maintain the asset's condition while minimising risks and ensuring the longevity of the structure.
